New Home Construction vs preowned homes

Pros and Cons

  

Pro: New or Used

I must say that I like new homes, no one has lived in it before and you get to fill it with all your energy and precious moments. It usually has everything you want from appliances to the Crown Mouldings. If this is what you are looking for and do not want surprises with a used home then building is definitely for you.

Con: All Homes are not equal

All homes are not built equal either. You have to ensure that what you want is what you get. It’s not so much the experience of the builder as it is the quality of the products they use. Ensure your builder has the Insurance, and is a registered company in your area.  We can assure you that we have what it takes to make your dreams a reality.

Pro: Exterior and interior customization

The best part of building a home is the bling you get to put on it and in it. After all it is your castle and you want to be as comfortable as possible. Talk to your us about the customization that we can offer.

Con: Limited options

Some builders only offer one or two options for customization. Anything else goes beyond the scope of their project costs. This is the downside to choosing a builder and a prefabricated home. If you want a sun-room, then in our opinion you should have a sun-room. It may mean altering your floor plan or adding an addition, but if it’s something you really want then who are we to argue.

Pro: Limited options

However, our experience has shown that there are just some things that work and some that do not. We will assist you in deciding what faucets to install or what tile to put down. There is nothing more stressful then having limitless choices and finding out you made the wrong decision later on.

Con: The Bling is not Cheap

The first price you see when choosing a new construction home is the base price of the property. This is not unlike purchasing a new car. The base model is just that. It will operate like a car and will be new but it won’t have the Bose Speakers or heated leather seats. You have to ask for that package which will cost extra. Once you start making substitutions and upgrades this will begin to add to the price of your home.

Pro: Energy efficiency

New homes are built for energy efficiency, including insulation and air sealing, heating and cooling, and appliances. When you build new, you have more say over the strategies used to reduce your home’s carbon footprint. Your home likely already includes some of those options, like energy efficient windows, which can prevent the 25%-30% heat gain and loss attributed to less efficient windows. Ask us about other energy saver options as well, like dual flush toilets, smart thermostats, LED lighting, and energy saving water heaters, solar powered Air Conditioners.

Con: Less room for negotiating

Whether you're buying a preowned home or building a new one the sticker price comes with room for negotiation. For a used home the price is generally at market value for that neighborhood. If you buy a new home that is move in ready then you may have less room for negotiation. Whatever the case may be you need to grow your investment with upgrades. Talk to us about how you can do that.

Pro: Less maintenance costs in the first few years

When you buy or build a new home, they always come with a rock-solid warranty. It’s not often the case where you’ll have to fix a leaky roof in a new build but the peace of mind is built right into the warranty. Ask us about your warranty. Knowing more about the process will not only lessen your stress levels but also ensure you are getting the best deal possible.
